Leasing Requirements

1. All residents must be over the age of 18 with valid form of I.D.

2. Absolutely no prior evictions.

3. Must meet income requirements of 3x the monthly rental amount and be able to produce proof of income.

4. Must have 600 credit score or higher, stable employment and good references.

5. Mandatory Pet Screening - All applicants must complete pet profiles for each pet (cost is $20 for the first pet profile and $15 for

each additional profile, No cost for service pets) –OR-- complete the non-pet affidavit (No cost). Go to to complete the application. Incomplete profiles will be considered as an incomplete application and the application will not be processed until complete.

Factors that we consider when reviewing your application will include criminal history, credit history, current income and rental history.

Your landlord may also review quantity and type of pets. Frequently Asked Questions

Q: How soon do I have to move in after application?  A: Deposit must be paid within 24 hours of application acceptance and lease must be signed within 3 days.  Lease start date can be up to 10 days from application acceptance date. Until the deposit is paid and the lease is signed, the property may still be rented to another qualified applicant.

Q: What is the lease period?  A: Most properties are a minimum 1-year lease term. Ask you property manager for each specific property.

Q: What is my application fee for? A: The application fee covers the cost of running a credit, background and criminal check to determine your eligibility.

Q: What is my deposit for? A: This is one of the most common tenant FAQs. The deposit is a good will gesture on your behalf to secure your tenancy.

Q: Is the deposit refundable? A: Yes, The deposit will be returned to you within 30 days of move-out, so long as you have fulfilled the terms of your lease, you leave the property in good condition, return all keys and leave us a forwarding address. The deposit refund is calculated by assessing current damage vs. previous damage.

Q: What happens before we leave the property? A: The first step is to turn in your written 30-day notice of move out to your landlord. A final inspection of the property will be made to ensure that all possessions have been removed from the premises,the property is clean and tidy, all trash and debris has been removed, the appliances, kitchen and bathroom are clean,All fixtures should be fitted with working light bulbs.,All floors should be swept and mopped.

Q: What is the procedure for the return of keys? A: Please label each set of keys detailing your name and address. All keys for the property must be returned in order to receive your deposit.

Q: How do I submit a repair request? A:  Send an email to your property manager or submit a maintenance request through your online tenant portal. Requests must be in writing.
